The property sits behind electrically operated gates and there is plenty of private parking.
Inside, there is a generous open plan sitting/dining room with wood-burning stove and a fully equipped kitchen on the ground floor and a large games room on the first floor with snooker/pool table, darts and table tennis. The kitchen is fully equipped with a 5-burner gas hob, electric oven, microwave, American style fridge freezer plus additional smaller fridge. There is a dishwasher and washer/drier.
There are five double bedrooms including one at ground floor level. Four can be arranged with either a super king double or twin beds. All have either an en-suite bathroom with shower or en-suite shower room. Reversible remote controlled air conditioning/heating has recently been installed throughout.
Outside, there are large gardens, a wide sun terrace with 10 x 5m pool, sun loungers, dining furniture and a covered barbecue area with barbecue, gas plancha and mini-fridge.
The property is perfectly located with easy access to a huge range of activities. The sandy beach at Gruissan Plage, Narbonne is 30 minutes by car with others also available at similar distances. (Sérignan, Valras, Vendres to name a few). If you enjoy cycling, there are many routes of varying distance and to suit all levels of ability with mountain biking and walking trails graded according to difficulty at 20 minutes drive in Saint Chinian. The Canal du Midi, a UNESCO world heritage site, is approximately 2km away where you can walk or cycle on the towpaths and sample the many restaurants on its banks or take a short trip to nearby Le Somail, a picturesque hamlet on the canal. For the adventurous, canoeing can be found on the River Orb at Roquebrun.
